Myth: you have to pay for the renovation out of pocket

The belief quietly removes every house that needs work from your search, which is often the value in the market.

The house you keep losing

Dated systems, a failed roof, a missing kitchen, the properties that scare other buyers off are usually the ones with room in the price. Most financed buyers cannot touch them, because a standard purchase loan wants the house habitable at closing and the renovation money has to come from savings.

So the field narrows to cash buyers, and the belief that you must join them removes those houses from your search entirely.

What a renovation loan does differently

It finances the purchase and the work together, and it underwrites against what the property will be worth once the work is done rather than what it is worth in its current state. The renovation money is held and released as the work is completed.

That is the mechanic: the finished value carries the loan, so the current condition stops being the disqualifier.

What it asks of you in return

A real scope of work with contractor bids, not an estimate. Draws are released against completed stages, which means the schedule matters and a contractor unwilling to work that way is the wrong contractor for this loan.

It is more administrative than a straight purchase and the timeline is longer. Worth it when the alternative is not buying the house at all; not worth it for cosmetic work you could do later.
