What this site is

This site describes mortgage brokerage services and provides tools and articles about financing. It is information, not advice about your particular situation, and it is not a substitute for a conversation about your file.

Not an offer, and not a commitment

Nothing on this site is an offer to enter into an agreement or a commitment to make a loan. Nothing here is an approval. All products are subject to credit and property approval and to underwriting guidelines, not all customers will qualify, and not all products are available in all states or for all amounts. Information and programs are subject to change without notice.

Where we can act

Consumer mortgage origination is limited to the states named in the footer of every page on this site. Outside those states we can introduce you to a licensed colleague, but we cannot originate the file. Business-purpose lending is not limited in the same way, with the exception of New York, where nothing is offered.

The calculators and tools

The calculators on this site are estimates built from the figures you type in. They are for orientation, they are not a quote, an offer, or an underwriting decision, and a real file can come out differently. Do not rely on them as the basis of a purchase or financing decision without talking to us first.

What you agree to

To give accurate information, not to use the site unlawfully, not to attempt to interfere with it or gain access to parts of it you have not been given, and not to use anything from it to build a competing service.

Content and marks

The text, design, tools and graphics on this site belong to their owners and may not be copied or republished without permission. Third-party names and marks belong to their owners and appear here only to identify them.

Some links lead to sites we do not run, including the secure borrower portal and lender sites. We are not responsible for their content or their privacy practices, and their terms apply once you arrive.

Availability and liability

The site is provided as it is, without warranty that it will be uninterrupted or error-free. To the extent the law allows, we are not liable for indirect or consequential loss arising from use of the site.

Governing law

These terms are governed by the laws of the State of Arizona, without regard to its conflict-of-laws rules.

Changes

These terms may be updated, and the revised version will be posted here with a new effective date.
