VA loans
Plenty of veterans never use the benefit at all, or use it once and assume it’s spent. They’re told sellers won’t accept a VA offer, or that they need a large down payment, or they get quietly steered into a conventional loan by someone who would rather not do the paperwork.
A VA-guaranteed mortgage for eligible veterans, active-duty service members, certain Guard and Reserve members, and some surviving spouses, on a primary residence you occupy. Eligibility runs off your Certificate of Eligibility and your entitlement.

Who a VA loan is for
First time using the benefit
Renting near your duty station or recently separated, and you’ve never pulled a Certificate of Eligibility.
Moving on PCS orders
You’ve used the benefit before and aren’t sure what’s left, or whether the first house has to sell before you can buy.
Sitting in a non-VA loan
You bought conventional or FHA because nobody asked about your service.
Surviving spouse
Eligibility can pass to a spouse under specific conditions, and almost nobody raises it.
House-hacking a 2–4 unit
Live in one unit and rent the others. Occupancy is what keeps it in this lane.
How a VA loan works
