Myth: you can’t finance a rental that’s held in an LLC

True of the conventional lane, and routinely false everywhere I actually place investor files.

Where the belief is correct

Conventional investment-property financing generally wants title in a natural person. Investors who ask a retail bank about buying in an entity are told no, and that answer is accurate about that channel.

It is not accurate about business-purpose lending, where entity-titled property is the normal case rather than the exception. A DSCR loan is routinely written to an LLC, and lenders in that space expect it.

What the lender wants to see instead

Formation documents, an operating agreement, and evidence of who controls the entity. Usually the members standing behind the debt personally as well, the entity holds title, but a person is still on the hook, which is what makes the belief feel half-true.

None of that is difficult. It is paperwork you either already have or can produce in a few days, and it is worth having assembled before you are under contract rather than after.

The transfer trap worth avoiding

The expensive mistake is buying in your own name and moving the property into an entity afterwards. Depending on the loan, that can trip a due-on-sale clause, and it can create a title and insurance mismatch that surfaces at the worst moment.

If the property is going to be held in an entity, it is usually cleaner to buy it that way from the start. That is a decision to make before the offer, not after closing.

What this does not cover

A property you intend to live in. Owner-occupied financing is consumer lending with its own rules, and holding a primary residence in an entity raises questions this does not answer.

Business-purpose lending is available in nearly every state. Send the entity structure and the property and it can be sized properly. Eligibility and terms vary by scenario and by lender guidelines; nothing here is a commitment to lend.
