What an ITIN is, in this context
An Individual Taxpayer Identification Number is issued for federal tax filing by people who aren’t eligible for a Social Security number. For a mortgage file, that is the entire relevance: it is how you file and pay taxes.

Why the standard application breaks
Conventional applications are built around an SSN and the credit file attached to it. Without one, an automated intake often rejects the application before an underwriter ever reads it. Borrowers reasonably conclude they were declined. Usually a form simply had nowhere to put them.
ITIN lending exists specifically to underwrite these files by hand, with a document set that matches how the borrower actually lives and earns.
What carries the file
Several things, in combination. Your tax filings, typically across multiple years, establishing a consistent record. Bank deposits, which matter a great deal for cash-intensive businesses, money that goes through the account can be documented regardless of how it arrived. Reserves. And alternative payment history.
Alternative credit, concretely
If you have a thin or nonexistent bureau file, on-time payments you’ve been making all along can often be assembled into one: rent, utilities in your name, insurance premiums, phone accounts. Most landlords don’t report rent to the bureaus, but a payment record can generally still be documented through cancelled checks, bank records, or a landlord ledger.
The practical step is to start keeping that documentation in one place before you apply, rather than reconstructing it under time pressure.
Funds from abroad
Money received internationally is not a problem in itself. It needs to be sourced and paper-trailed, showing where it came from and how it arrived, which is a normal requirement on any mortgage file, not something particular to ITIN borrowers.
Two different lanes
A primary residence is a consumer loan and is limited to states where the loan officer is licensed. An investment property titled for business purpose is available in nearly every state. Which one applies changes the process, so it’s worth establishing at the start.
