ITIN mortgage loans
A bank says no SSN means no loan, or quotes a program wanting W-2s and tax transcripts that do not match how you actually file. Nobody looks at what you do have.
A mortgage for people who file US taxes with an ITIN instead of a Social Security number, qualifying on documented income, assets, rent and utility history, or the property itself, rather than a traditional SSN-based credit file.
Who an ITIN loan is for
Cash-economy business owner
Years running a trade or service business, filing with an ITIN, renting the same neighborhood the whole time.
Mixed-status household
One filer uses an ITIN, and a lender said the file couldn’t be combined rather than looking into it.
ITIN investor
One or two rental doors already, sometimes titled in an LLC, reserves built from the business.
Thin-file, strong-history filer
Five-plus years of filings, on-time rent, utilities in your own name, and no traditional bureau file.
Large-reserve saver
The money to buy is already in the account, but there is almost no US credit history behind it.
How an ITIN loan works
- Send your tax filings and whatever payment history you have, rent, utilities, insurance.
- Qualifying works off documented income, assets and alternative payment history rather than an SSN-based credit file.
- An investment property titled for business purpose is a different lane than a primary residence. I confirm which applies.
- Eligibility varies by scenario. I tell you what your file actually supports.
